Two Types of Houses that are Selling in the St. Croix Valley

As a full-time realtor, I’ve noticed two types of houses selling quickly here in the St. Croix Valley. And honestly, they couldn’t be more different. It’s like comparing apples to oranges!

The first is any home that’s priced around $350k or under. This price point appears to be the sweet spot for many buyers right now, which has a lot to do with higher interest rates. Affordability has, understandably, become the primary focus for aspiring homeowners.

So, anything over $350k is sitting on the market a little longer, regardless of how beautiful or modern it may be. The fact is that if you list your home around the $350k mark, you’ll get a lot of eyeballs on it quickly — which usually translates to a lot of offers!

Now, the second type of home is on acreage, has an outbuilding, and is priced above $500k. But this means more than a bigger house with high-end finishes. These properties check all the boxes: great location, large lot size, and updated kitchens and bathrooms. They offer a “move up” feeling that accommodates many lifestyle needs.

For instance, if you have more kids, you need that extra bedroom or bathroom. Or, if you have a lot of long-distance family members or friends, you need a “home base” where folks can come together after months apart. Maybe you need a large garage, a “man cave,” or a “she shed.” Whatever it is, your house should fit your lifestyle — not the other way around.

In short, if you think the market has slowed down here in the St. Croix Valley, hunt around for a property like one of these. Just keep in mind that once they’re listed, they go quickly. You have to stay on the ball!
